Bottom-Up Home Inspections

Your foundation for effective home inspections

If the inspector finds problems, it does not necessarily mean you shouldn’t buy the home, only that you will know in advance what type of repairs to anticipate. A seller may be willing to make repairs because of significant problems found by the inspector. If your budget is tight, or if you do not wish to become involved in future repair work, you may decide that this is not the property for you. The choice is yours.

Employing a methodology that is literally a bottom-up approach, our inspection include a complete written report on the grounds, foundation, basement, structural interior, exterior, heating and cooling, plumbing and bathroom, kitchen, electrical, attic, and roofing system. Expect the inspector to enter crawlspaces and attics. You will receive a comprehensive written report immediately following the inspection. A thorough home inspection should take at least two hours. Utilities should be turned on for the inspection. Schedule the inspection at a time when you can actually go through the home with the inspector so that you can ask questions and fully understand the findings.

Frequently Asked Questions

Quite simply, it’s for protection. For many, the purchase of a home is the single largest investment they will ever make. As such, the biggest reason buyers cite for getting a home inspection is the lack of surprises and peace of mind. According to the most recent study conducted by the American Society of Home Inspectors and the National Association of Realtors, 77% of all home buyers insisted on a home inspection prior to purchase—and 97% of that group believed the service was a good value for the price.

What if the report reveals problems?

Definitely! Now you can complete your purchase with peace of mind about the condition of the property and its equipment and systems. You may have learned a few things about your property from the inspection report, and will want to keep that information for your future reference. Above all, you can rest assured that you are making a well-informed purchase decision and that you will be able to enjoy or occupy your new home or building the way you want.
